Any agent — Member or Sponsor — can create a share link for any model. When a buyer clicks your link, a 30-day cookie is set. For those 30 days, you are the only agent that buyer sees on every page they visit on NewBuilt — every model, every community, sitewide. The cookie is signed and tamper-resistant. The more you share, the more buyers see you.
Scout lets you submit a model home you walked into that isn't on NewBuilt yet. You upload 12+ photos, basic specs, optionally a vertical walkthrough. Photo EXIF GPS verifies you were on-site. When admin approves the submission, your card appears on that model's page for the next 30 days — for every visitor, organic or shared. Same attribution as a share link, but for a specific model page rather than sitewide.
Submissions go to admin review before they publish. If photos need a redo, you get specific feedback and a chance to reshoot. Nothing mediocre goes live. The 12-photo minimum + EXIF camera-make check + GPS check rule out AI images and screenshots automatically.
Yes. Members pay $59/month and keep that rate for as long as their subscription stays active. Sponsors who join at the founding rate ($149/month) keep that lock; the Standard Sponsor rate is $299/month. If rates rise as Phoenix matures, your subscription keeps the rate you signed up at.
Yes. No long-term contracts. Cancel from your dashboard anytime. Access remains through the end of your billing period. Members re-subscribe at $59 if they come back. Sponsors who cancel during their founding lock and re-subscribe later return at the current tier price — the founding lock is gone.
NewBuilt doesn't sell leads. We don't collect buyer contact info or sell it to anyone. When you share a link, you're sending YOUR clients to a clean browsing experience with YOUR name on it. No bidding, no shared leads, no one else calling your buyer.
NewBuilt is free for buyers — no account, no lead forms, no walls. It's just a better way to browse new-construction model homes than checking ten different builder websites. No. We monitor concentration actively and reserve the right to maintain rotation diversity. NewBuilt's value depends on being a genuinely multi-brokerage platform, not a single-firm marketing tool.
No. NewBuilt provides visibility and tools — share links, Scout attribution, featured placement, and directory listing. Results depend on platform growth, builder participation, and how actively you use the tools. We don't guarantee leads, closings, or specific outcomes.
